This session will focus on the topic that affects every part of the industry, regardless of sector: tenant insolvency. We will be examining how landlords plan for and react to a tenant going into insolvency.
We will explore whether landlords have asset management plans in place for such events, how they deal with pre-packed/CVA situations versus “traditional” business failures, how landlords can support tenants through these periods and whether it presents any opportunities for landlords and whether this differs by sector.
On sector differences, we will focus on the differences between the Retail sector (where firms going insolvent often have wider national impacts) and the Logistics sector (where insolvencies can take the form of cancelled contracts being rolled up versus full business failures). We will also explore the impact this has in terms of Logistics space designed around a tenant and more generic re-lettable retail spaces.
